The Wraparound Mortgage (often called a 'wrap') is a way to stack one mortgage loan on top of another. They can be used to convince property owners to sell 'subject to' an existing loan and retain all the security of a mortgage loan.
At times it has been common for banks to allow wraps on properties facing foreclosure. When their inventory of homes reaches a certain level of embarrassment they will once again start dealing. The Wraparound Mortgage is something they understand and it can open the door to some remarkable profits for the knowledgeable investor.
