I have recently been advertising 1 of my rental properties as rent to own. I am meeting a couple this weekend to discuss the #'s. The rental income has been $1300.00/month + utilities for the last 5 years. They dont have much money for a down payment, but can make higher monthly payments at $1700.00/month+ ($1300 for the rent & $400 towards the future down payment) The term I was offing was 3 months of just renting than 3 years of rent to own. The VMF on the home is $190,000 I was looking at offering it at $210,000? Also when drawing up the 2 contracts would the lease agreement be for 39 months (3 years plus the 3 month rental)?
