Sorry to take a while to get back to you. I was traveling all of yesterday back from my seminar in Calgary this past weekend. It was a real difference going form Florida to Calgary, then back again!

I'm a bit confused here. Your saying that appraisals do not reflect market value in your area? Are you actually referring to an appraisal done by a lender or are you referring to a tax assessment? Can you clarify this a bit? An "appraisal" is supposed to show what the house's market value would be.
