We had a guy set up but his dollars fell through and we missed out on a great opportunity.

We would love to find a private investor or a hard money lender to loan us the down payments needed for the properties we want to buy. Any info would be greatly appreciated.

We were expecting to pay between 8%-12% per year interest on the loaned money. We would likely need about $60,000 to $100,000 per project and hold the money for about 5 years. Is that a reasonable rate and timeline?
