I hope you're buying these properties cheap because HMLs usually only lend up to 65% of the ARV. You can expect to pay more like 12-18% for a second mortgage (you did mention borrowing just the "down payment"). Most mortgage brokers represent professional private lenders. You might also find someone advertising in your local newspaper. You can also run an ad in the newspaper saying that you're looking for investors. |
