History:
Tenants give 1st and last months rent middle of Feb. Moved in March 1st. April rent is late, May rent NSF Switched to direct deposit, next 2 months on time. July 1 (Long weekend) phone call from tenants demanding fix ups in rental, later that afternoon I went to the rental to inspect. Got the list and called my handyman, who has since finished the small repairs. When I was at the property I noticed a sign on the front lawn that read Daycare Center, after speaking with my insurance company, the City, the bylaw office All of them agreed that it was illegal to be running a business out of a RENTAL Residential area. By the way they had no insurance, no licience, no fire inspection, nothing they had nothing. After 2 days of explaining to them that it was illegal and that my insurance company is going to pull my policy and not cover me, they served me with a notice to appear in court for harrassement and are suing me for $2,600.00 Days before that I issued an N5 form for damages to the outside of the property ( the large tree that they moved from the back yard to the front to make room for the massive inflatable pool that has killed 1/2 the grass in the yard) I told them it was dangerous because the yard is not fully fenced. I was forced to call the bylaw office, they came out and it is now gone. Finally got tired of the bullshit and hired a lawyer. Two days later: the tenants have agreed not to sue, to fix all damages, and move out at the end of July. Pain in the ass tenants: GONE
