Darren, maybe it's the difference between renting and rent to own, but I have one lady in a house who had a lot of complaints about her landlord. She's been the best buyer I've ever had. No complaints, takes care of the house, not even a single late payment! I agree with you though, it's all about character and attitude. It's possible to develop a certain rapport with buyers so that if they're going to be trouble, they weed themselves out before the deal is consumated. Merle Woolley is the best I've ever met at doing just that. He doesn't check anything (not even references or employment) and yet he's had to evict only 7 or 8 people out of somewhere around 400 over 20 years in the business.
