Just thought I would share my exprience with you all.
My advice: record everything that happens with the tenants to the rental tribunal, even if they are late 1 day with the rent (it will just get worse)
I even mention to them SEVERAL times during the interview that the 1 thing I will not except is late payment and inform them of past tenant experiences and how quickly I have taken action.
But be careful with threatening the tenants at anytime (my wife tells me that alot)

Most people out there have good incomes, average credit but ALOT are living pay cheque to pay cheque. So when they screw up have all the paper work ready to evict, hire a good lawyer if you have to, than start all over again & interview the next tenants.
