Another question though.....this involves the above info coupled with other signs I've seen showing "Fast Closing within days"....

Once you have created a conditional offer with the seller (with keeping in mind that the seller is fully motivated and needs to sell his property in a matter of days - not weeks)- how do you find a buyer to quickly scoop up the property so every parties time is limited? Also, to add more time to the close(not only for yourself, but the buyer as well), doesn't financing,lawyer and inspection take time to close as well? ....

The reason for this concern is because :
In some deals, the investor would take over payments from the seller. The investor would have to find a buyer as soon as possible so he/she is not losing on his investment (as time will be his/her enemy). Does this all stem of knowing that you will make money before you involve yourself in the deal and know for sure that you will be able to sell the property based upon location and value (where it would be a no brainer for a buyer and hence the limited wait for the sale of the property)?
