Actually, neither. When I advertise any of my properties for sale, I usually make a handmade sign to put in the yard. If it isn't a very high traffic area, I will make up directional signs in the shape of an arrow and post them at major intersection, directing traffic back to the house. I make these as cheap and amateurish as possible. Why? Because I do not want to appear like a big business when SELLING a property. I want to appear as a big business when BUYING, to convince sellers to deal with me. However, I remember many years ago when I wanted to buy a car, but had bad credit. I went to all the car lots that advertised "we can finance anyone" only to be turned down again and again. I realized that people wih credit problems that would still be suitable as tenant/buyers would be far more attracted to advertising that made it appear as though they were just dealing with an individual selling his house, rather than a big business with lots of hoops to jump through. When I first started out, I used fancy signs and ads in the paper. I would get maybe 1 or 2 calls a week. When I switched over to the cheap, crappy looking handmade signs ONLY, I would get 30 to 40 calls a week!!! Now, of course, most of the people who call my signs that say "Problem Credit OK" don't have credit decent enough or don't have the right amount to put down, but with the volume of calls, MANY do!
