Hmmm.Very considerate of you to give the gift card......Very good idea to keep relations between landord and tenant...Will keep in mind of what you have above...

In regards to the 3-5% non-refundable deposit, I understand that this deposit should be required to secure the investor, but wouldn't this be against the Landlords Tenant Act within Ontario? I believe a landlord could only request for 1st and lasts rent?

This stems from a Silverman Helps episode I recently saw from pulse24....
