I am NOT collecting a security deposit for a rental. I collect an EARNEST MONEY DEPOSIT for the purchase agreement. I don't even call this "option consideration", because if the tenant/buyer defaults, it is far easier to keep a NON-REFUNDABLE earnest money deposit. Matt Bowman |
