Honestly, I have never paid at all for this. The reason for this is because I approach contractors just like I approach every single other professional, like lawyer, mortgage broker, realtors, etc. I approach them with something to give them.

I tell them that while I do not intend to do the rehab to the house myself, I am going to be selling the property to a rehabber. I tell them that if they can prepare a written estimate with everything it needs and what it will cost, I can pass this along to a rehabber. Basically, I am allowing them to get a jump on their competition by already having a quote ready for someone looking to fix the place up!

Now, some of the rehabbers I flip to use the services of my contractor and some don't. I'm always up front and honest to them about this. However, I always make sure to refer business their way if they decide to help me out. As I said, I have NEVER been charged a penny for an inspection this way. I'm never charged anything by any professional since I am always bringing business to them.
