I just happend on this forum and your post. I'm a mortgage broker with the largest independant mortgage brokerage company in Canada. My question about your post is... why is someone offering you a lower rate because your property is CMHC insured? What kind of properties are you talking about? Are they multi-unit residential? (ie. more than 4 units per building?) If they are less than 5 units, and strickly residential, CMHC insurance is irrelavant. It won't help lower your rates. Conversely, if your properties are commercial or have more than 4-6 units, the fact that they are CMHC insured will make a difference.
