Make sure you bring the invoice from the contractor to the hearing as well (to prove you did something about it) DO NOT MENTION ANYTHING ABOUT THE MOLD TO HIM!!!! This will give him an argument about why he should not have to pay his rent. Under no circumstances should that be mentioned at all! Don't lie about it under oath, but don't offer it up voluntarily either. Another "golden rule of Land lording" Nobody moves in without their deposit (make sure the cheque clears before they get keys).
