Hi, don't get down too much you have made mistakes everybody makes. you will eventually fiqure out the tenant protection act. it is not really that bad. there is some ways of getting results from the act but can't be posted (read inbetween the lines). evicting someone for non payment of rent is very staightforward. if you get to a hearing don't concern youself with tenant issues other than " wheres my rent ". i also think eviction(L2) for anything other than non payment of rent should be consulted with a lawyer or paralegal. also make sure that the lawyer/paralegal has experience at tribunal hearings. i have seen lawyers flop at hearings and all this for $200 per hour. paperwork must be perfect. if you don't get a default judgement you may have screwed up or the tenant actually filed a dispute.
First and last always cash. if they give you a deposit and can't scrape together the 1st months rent, keep the deposit and find another tenant.
