Thanks for sharing your experience Mike, that's exactly the type of information I'm looking for. I posed the question because i would like to make a real estate investment, and wanted to know what people who are doing it prefer, and why.

My goal is to own 12 rental units to supplement my retirement income. I'm in the iformation gathering stage now.... (currently i'm 33, recently established, with sound employment and good credit)

I'm not really excited about putting 25% down. On a 6-plex i saw recently that would equal about $120K of my own cash! For me this is a long term investment. It makes sense if i use as little of my own cash as possible.

Is there any way to get around putting such a large sum of cash down?
