Hi Jer, the area that we live in is a good investment area. the properties are still increasing in value and the signs look strong for continued growth. i had an oppurntunity to purchase a 5 plex in burlington 2 years ago for 610k(appraised at 640k) . i thought at the time that the price was getting a little high. now the same building has a new appraisal at 720k. the owner just refied and pulled nice $$$$ out of this property. i tell you this because maybe the prices in this area are not all that bad. the wrama meetings are very informative. the meetings are geared for present multiplex owners. this type of networking never hurts. the commercial investor is available in this area and it is again a tool for information. realtors can be useful. realtors generally will not do a creative deal. they just want you to put down your 25% and do sraight forward transactions. in kitchener there is a small real estate flyer that comes out. i see this advertisement when i'm in kitchener grabbing a bite at oscars on victoria st. there is 2 realtors that have ads for multi res properties. these 2 realtors seem to have a good grasp on putting deals together.
i have been waiting for td waterhouse to transfer my company retirement money from another institution. rrsps can be used for mortgage funds. it is one of the things i'm researching. it looks promising.
this is a tough business but very profitable. there are just so many ways to make money in this business.
