Hi, in Ontario we have a tenant protection act. evicting tenants for anything other than non payment of rent is difficult. non paying tenants take about 60 days to evict. the application cost ($150) and sheriffs fee ($350) are costs that the landlord pays. you will recieve a judgement for rent arrears and application fees. you can try to collect but it again keeps costing you money. i just take my judgements to a collection agency and forget about them. i don't know how other provinces work but hope to sell my investments in ontario and re invest in a landlord friendly province or state.
is there a magical mystical place that exists where deadbeat tenants can be removed from your property in a reasonable amount of time(maybe less than 30 days)?????????????
