I know this is the obvious answer, therefore probably incorrect. Unless it was a very unusual circimstance, you would not loan a buyer the total down payment. They would have nothing at risk to keep them from walking. You could possibly ask an above market price but that would make it more difficult to cash you out in the event prices stagnate in the area and there is not enough appreciation to justify the price.
