The best "first" thing to buy is Transaction Engineering ($495) because it gives you the overview of the whole way we do things. Then you should get How To Negotiate the Buy/Sell Agreement ($120)And finally YOur Mastermind Script Book ($495) Buy them when you can afford them and listen to the over and over until you internalize the material.
