Yes, seasoning is an issue, and I agree with "King", something that does seem to be left out of courses and books being sold by those espousing the latest HOT technique. So, how can this sale go thru?
You could record a mortgage, perhaps a performance mortgage against the property.
When it comes time to close, the title company or lawyer, who ever is handling it, will contact all lein holders for payoff.
The sellers then sign a deed, conveying title straight to your end buyer, with you getting paid at close...........never being on title, therefore no seasoning issue. This is one way, and I've used it more times than I can count. If you don't want to go thru this, then direct your buyers to a lender who does not require title seasoning, there are still some out there. By the way, not to step on the "Kings" toes here, but seasoning IS an issue now with purchase mortgages as well as refi's, depending on the lender.
