This seller does not seem motivated (not willing to let you take over payments et cetera.) And as you correctly put it, there are still facts you are missing. One of the first steps this King teaches is to sign-up the deal. So go do it. Sign it up at $95,000 all cash. Give yourself 6 months to close, with a right to extend that date another 3-6-9 months. Then work like crazy to find a "retail" buyer. If you do, you can make $25,000. If you sell it wholesale (and faster) you can make maybe $10,000. If you sell it sub-wholesale (in a day or two to another investor,) maybe you will make between $2,000 and $5,000. In any event, sign it up. Until you do that, you do not have a deal...all you have is a conversation.
