1.) What have you been doing for the last three years
2.) There are myriad ways to protect oneself especially when you are the transaction engineer. I mean, the TE literally controls the deal. S/He is the one who: advertises to find a motivated seller; takes the incoming call ; schedules the appointment; signs up the deal; holds all the docs and schedules the closing. It is easy to protect yourself when you wear all of those hats.
