Need advice on flipping!!

My buisness partner and I have begun flipping houses, however a finance issue has come up. If we are to not live in these houses, what type of financing are we required to get? My partner thinks that if this isn't a homestead (we live in TX) that we will have to get commercial financing for any project from now on which will require a large down payment. Any advice or experience here? We are about to close next week on our first flip. Thanks!
