Million Dollar Home, How Do I Approach This?

Hi, I have just started marketing for motivated sellers and I have come across a home that I wouldn't mind some input on. Here's a quick rundown of the situation:

HOME
-Listed w/Agent @ $3.7M
-Asking $3M (I haven't comped it)
-Owes <$1.5M
-7 bed/6 bath, 6,000sf
-Payments $11K/month PITI

SITUATION
-Has kids in expensive colleges and can't afford the monthly payments. Primarily wants payments covered.
-Divorced, ex-husband to deal with.
-House has been listed for a year with no offers, just relisted for another year.

Any ideas on how to approach this? Off the top of my head, I'm thinking option if I can get the realtor to go for it. I don't know about L/O or seller finance because the monthly payments are so high. Anyway, any advice would be GREATLY appreciated. Thank you very much for reading my post.
