Can you owner finance a house with a current mortgage?

I am interested in selling my house to my sister in-law and she is having trouble getting financing. Is it possible to owner finance her while i have a current mortgage on the house? I would also like to make sure that she would be liable in case of default. I have not been able to find much info on this subject. Any information would be greatly apreciated. Thank you
