My belief is that you should forget the contract for deed and use the lease option. You need not be a landlord if you lease option agreement places the burden of maintenance on the tenant/buyer.

You should make sure that your contract reads that the duty on the tenant/buyer to make repairs is in exchange for a reduced rent. That way the duty to make repairs is an enforceable part of the agreement.
