I absolutely disclose to the seller that this is a possibility on those deals that it's relative to. See, on some properties I'll get the seller is out the door and if I can save it from foreclosure then great so they are only looking for a few bucks and don't care to it after that.

On the other hand, there are sellers very keenly aware of what they are doing in deeding their property over to you. Even though I have all the disclosure documentation (CYA stuff) done whether I'm wholesaling the property or not....I just don't wholesale deals that the seller doesn't feel comfortable knowing that is a possibility. It just goes to yours and the sellers comfort level if you decide to or not, but not whether my legal documentation changes any.
