Scott, OK, so I'm starting the Wholesaling process! I'm beginning by posting up signs in my neighborhood -- but before I do that, I figured I should actually find some investors in case I start getting phone calls immediately. Any advice on who to start calling in terms of investors? I heard there's some 1-800 numbers floating around out there, but I didn't see any in my newspaper! Second, say I find a motivated seller, and I have the investors lined up, do I then need to make a purchase agreement with the seller? And at that time, won't he/she require some sort of deposit? Or are they so motivated that they don't care about deposits? Third, say I find a buyer the next day. Why wouldn't I just close on the house with the seller, and then turn around and sell it to the buyer? Is it because I would incur additional costs closing in my name, etc.? Also, what if the buyer wants to go see the house (obviously) -- doesn't the seller think something is 'fishy'? Finally, is the true definition on Wholesaling to pretty much just present the seller to the buyer and take the 'difference' in the form of a check with your name on it? Thanks! I guess I also need to research sample Purchase agreements so I can have one ready to present to the motivated seller. Or should I get a Real Estate agent involved to do that? Thank you again!
