Motivated sellers do not care much about deposits,(they want their headache taken care of) however, $1 makes it legal. We put $10 in our contracts and if asked, we just say that is what we typically do. If really pressed, ask what they had in mind and go from there.
Yes, close with your buyer with verbage in your contract to the seller about who is buying-your name or company, or entity AND OR ASSIGNS. That way you can assign your contract to your buyer, for a FEE! (cheaper than a double close)
For your buyer to look over property, in your contract, and in talking to seller, have it so you can bring an inspector over to check it out(partner, finance person, etc.)
No, I would not get those 2 people together, if you do not know them and will not be doing business with them again, they may decide to do the deal without you!
There are forms free for the downloading at various inverstor sites. I would not involve a realtor in any deal unless you are planning to pay them a commision, plus most do not think "creatively".
