Scott, Congrats on your system. I also subscribe to the philosophy of using my brain rather than my hammer. You said that you mail to absentee owners of properties in your area twice every six month period. You duplicate your 300 mailings system 5-8 times a month. So, you send 1,500 to 2,400 unique mailings per month. If you were to do this month after month, over a year period you would be sending 18,000 to 28,000 postcards to your target market, which is single family houses and duplexes only "assessed" at $60K and under. Am I correct in my math to say that you would need at least 18,000 to 28,000 absentee owners with homes under $60K in a market to do a similar number of deals that you do? To me, it would seem that you would need to live in a large city to get these kinds of demographics. What is the median price of a home in your area? How many people live there?
