I've always on flipping properties that my best success was with local investors. Sure, some will buy properties sight unseen but is rare and individuals want to see and inspect properties. I've spent a lot of time and $$$ developing my local buyers list. It takes true time and effort, but its well worth your while financially to culture and grow those relationships.
