First of all you need HELP!

1) Find you local RE club and go.(If you haven't already)

2)Find a LOCAL mentor who can SHOW YOU what a good deal looks like.

3) Then go Market and learn all you can about marketing. The deals will come.

To specifically answer your question... Only banks and Realtors require large deposits(bless thier souls)

However, Individuals do not requre large depostis because they are at your mercy. Why? Because you are the expert solving THIER problem.

Now, you find individuals who need help by marketing to them. I am partial to bandit signs, however there are many other low cost ways to find deals...

Passing out flyers door to door,
networking with EVERYONE you meet,
seeking out community leaders who know about people,(Pastors, Homeowners associations, Laywers... etc.)
