Direct Mail Lists--Big-boy data cos.

Hi Scott,

Just back from the courthouse to obtain what info. I could for a direct mail campaign. I was looking for divorces, estates, f/c's, non-owner occupieds etc.. Forgot to check the codes dept...and will get that later but the less time I spend down there...the better.

They were not very helpful. Did direct me to our counties' website but the info. on there cannot be exported by type of filing (ie, civil, criminal, family etc..). Therefore, I'm thinking I need to investigate list brokers and/or the big 3 RE Data Providers (Dataquick, Haines & Essick & FARES).

What are your experiences, if any, with the big 3? How about with list brokers...how to find the best one...keep your prices low etc..? How much would YOU pay for a name of a motivated seller (or shall we say...someone who SHOULD be motivated by circumstances?)

Are the "Comps" from the big 3 accurate and reliable as well as on each property? How about loan amounts etc..? I think it'd be a GREAT help and will strongly consider it if you or someone out there give it thumbs up.
