Tom, Seems like there are a number of variations out there differing from state to state and even county to county within states on accessing of information like you've discussed. In a larger metroplex area like I'm in having 1 million plus in the county there is a database service I have used (Dataquick.com) for quite some time. Now, you'll just have to know and search your areas on what will work in your area. Obviously there's no one company that has records for every county in the US. I must admit that its a little foreign to me on how to advise some in areas where they aren't in the 20th century with property records online, foreclosure sevices, database services, etc... The alternative flipside is being in tune in some form or fashion on what's being recorded down at the courthouse. I guess the last question I would have is are there any legal service publications in your area? Divorces, probate, and of course foreclosures have to be public notice in some form or fashion. It may take a little digging to find the sources you need but don't get discouraged. There's a 1000 ways to skin a cat....I mean access the information you need. Hang in there!
