I'm familiar with FARES which seems to be biggest and I personally use Dataquick which would be good prospects, however Haines & Essick I'm not familar with.

Now, you seem to be keen on keeping the costs down and rightfully so as we all should. However, I can guarantee that conducting a mailing list campaign buying their lists and iniating the first 1000 letters starting off will mean some serious jack!(cashola). In mailing to absentee owners of junker properties for every 300 letters I'd get 10 calls, 3 meeting truly motivated status, and getting a deal out of one of them. However, that deal may net me $2-$4K on a wholesale flip.

It does take some money to start up doing a serious direct mail appraoch. If you are truly serious about progressing then you won't be sorry. It is a leap of faith in a way but have heart becuase it works and I'm not the only investor finding this true secret out.
