Another Question for Scott - Comps

Hello Scott,

I have a motivated seller! I am trying to locate the comps on the street where I am trying to buy the property. I located a couple of houses that have similiar square footage but they have been bought over 20 years ago. There was only one house that was bought in 2001 with a similiar square footage, but it was bought for 90,000 by a corporation. The couple of homes that have similiar build and square footage and was bought 20 years ago have an assessed value between 139,000 - 165,00. The 165,000 assessed value is for the property I am trying to acquire. Actually, the owner bought this particular property in 1971. How would I get some real comps? If I called the real estate agent and gave them specifics about the house square footage and the like would he be able to tell me how much I could sell the house for even though there are hardly any homes on the street that are similiar and have been bought recently? Please Advise.
