The ability to estimate repair costs OR to get someone to give you repair estimates is an absolute must. It takes a few times going with a Contractor to a property and looking at the repairs through their eyes and then evaluating what the property needs whether the end use is for rental versus retail sale. All things are relative to the repairs and where you are located and right down to knowing the right type of people to be working with. I'm afraid there's no shortcut to getting repair estimates then working through the properties as you encounter them. Until that time I strongly recommend using contingencies to protect yourself since you're not really up on if you've got a great price considering repairs needed.
