Gary, I have been investing and attending tax sale auctions for a number of years and in my experience the smaller counties are the way to go. When trying to determine what county you should invest in I would look for several things: 1) The county courthouse is not located in a major metropolitan area. Since the tax sale will occur at the county courthouse, if you focus on sales where the largest city has a population of less than 60 to 100,000 people you should not encounter much if any competition. 2) The sale is held infrequently. Although Texas status allows the county to hold sales every month, "The first Tuesday of every month" it is not required. Since the more infrequent the sale the less people will become acustomed to the 'sale on the courthouse steps'. This means that you can in some cases be the only bidder at the auction. If the county does not have a monthly sale then it is likely that the sale will occur either every other month OR it will occur 2 to 3 times a year. These become great opportunities to buy. I hope these hints will help you. All this material and much more is contained in my course. I would suggest learning about some of these other issues as well before getting started. With smaller counties you have alot of opportunities...now you next step becomes making sure you perform correct and accurante research and know how to select the best properties.
