I need someone's expert advice.

I plan to attend a foreclosure sale conducted by the county sherriff in 2 weeks. I want to walk away as a successful bidder.

What are some of the strategies I should consider prior to attending?

Can I approach the property owner and/or the mortgage banker prior to the sale to make an offer, or is it too late ?

The property that I am interested in, was on the auction block previously but removed because the property owner filed bankruptcy. Can he file a second time and remove the proerty from sale once again?
