Suits to Quiet Title

I recently purchased and read through Texas Houses for Pennies. Thank you for putting together such a great course! It's a facinating read, and it's gotten me very interested in investing in Texas tax deeds.

I get the impression that if a deed I've won at auction passes its redemption period and I want to turn around and sell it quickly, I'll probably need to file a Suit to Quiet Title.

1. How long does a Suit to Quiet Title usually take, from beginning to end?

2. Are there Title Insurance companies that are known for offering title insurance before 2 to 3 years has passed, so that I could avoid filing suit? If so, can you provide a list of these companies?

3. If a tax lien property owner can find title insurance in the first 2 to 3 years without initiating a Suit to Quiet Title, will it be significantly more expensive than it would be if the property owner waited 2 to 3 years?
